Additionally, these properties can generate rental income of approximately ₹8,000 to ₹10,000 per month. This allows buyers to build assets at a lower cost while also earning a steady income. Another advantage is connectivity—these cities are within 2 to 2.5 hours of Hyderabad.

Comparing the Investment

If someone invests ₹1 crore in Hyderabad, they typically end up with a single property and a long-term EMI burden. On the other hand, investing the same amount in Tier-2 cities could allow the purchase of two properties.

This means:

  • Multiple income sources through rent
  • Lower financial pressure
  • Possibility of saving extra funds

The remaining money can be used to build an emergency fund or invested in fixed deposits or post office schemes for additional returns.

A Plan for a Secure Retirement

This strategy can also support long-term financial stability. After retirement, one can choose to live in one of the Tier-2 city homes while earning rental income from the other property. Combined with savings and interest income, this can ensure a comfortable and stress-free lifestyle.
